Frequently Asked Questions

Everything you need to know about soft washing, pressure washing, and exterior cleaning in Central North Carolina.

What is soft washing?

Soft washing is a low-pressure exterior cleaning method that uses biodegradable chemical solutions to remove algae, mildew, bacteria, and other organic stains from surfaces. Unlike pressure washing, which relies on high-pressure water (3,000+ PSI), soft washing operates at about 60 PSI, roughly the pressure of a garden hose. The cleaning solution does the work, not the water pressure, making it safe for delicate surfaces like roofs, siding, and painted wood.

What is the difference between soft washing and pressure washing?

Soft washing uses low pressure and cleaning solutions to safely clean delicate surfaces like vinyl siding, roofs, and wood. Pressure washing uses high-pressure water (2,500-4,000 PSI) with a surface cleaner attachment for hard surfaces like concrete driveways, sidewalks, and brick pavers. Both are professional cleaning methods. The key is knowing which to use on each surface. Using pressure washing on a roof or siding can cause serious damage.

How much does soft washing cost in Central NC?

House washing in the Central NC area typically ranges from $275-$600+, depending on square footage, siding material, and the level of organic growth. Roof soft washing generally runs $350-$800+. Concrete pressure washing is typically $0.20-$0.30 per square foot. We provide free, no-obligation estimates for every property.

Is soft washing safe for my roof?

Yes. Soft washing is the only cleaning method approved by major shingle manufacturers including GAF, CertainTeed, Owens Corning, and Atlas Roofing. Pressure washing a roof strips protective granules from asphalt shingles and voids most manufacturer warranties. Our soft wash solution removes Gloeocapsa magma (the bacteria causing black streaks) at the cellular level without any mechanical damage to the shingles.

How long do soft washing results last?

House washing results typically last 2-4 years, and roof soft washing results last 3-5 years. The exact duration depends on factors like shade coverage, tree proximity, which direction surfaces face, and local humidity. North-facing surfaces in heavy shade will need attention sooner than sun-exposed surfaces.

What is PWNA certification and why does it matter?

PWNA stands for Power Washers of North America, the exterior cleaning industry's leading trade association. PWNA certification means a company has completed training in safety protocols, proper chemical handling, environmental responsibility, and technical best practices. It's the industry's equivalent of a contractor's license, and it's voluntary, which means companies that pursue it are committed to doing things the right way.

How often should I soft wash my house in North Carolina?

In Central North Carolina's humid climate, most homes benefit from soft washing every 2-3 years. Properties with heavy shade, significant tree coverage, or north-facing exposure may need annual cleaning. We recommend annual inspections. Organic growth is easier and less expensive to treat when caught early rather than after years of accumulation.

Can you pressure wash in the rain or winter?

Light rain generally doesn't affect pressure washing or soft washing. Our solutions are designed to work in damp conditions. However, heavy rain can dilute solutions and reduce effectiveness. Winter cleaning is absolutely possible in North Carolina's mild climate. In fact, late winter is an excellent time to clean because algae and mildew growth slows, making treatment more effective and longer-lasting.

Will soft washing damage my vinyl siding?

No. Soft washing is the safest cleaning method for vinyl siding. Our low-pressure application is far below the threshold that could cause damage. In contrast, pressure washing at 2,000-3,000 PSI can crack vinyl panels, force water behind the siding causing damage, and leave visible marks. This is exactly why we use soft washing on siding.

Do I need to be home during the cleaning?

You don't need to be home during the cleaning, though we recommend it if possible so we can do a walkthrough before and after. We do need access to an exterior water spigot and any locked gates. If you can't be present, just let us know and we'll coordinate details beforehand and send photos of the completed work.

How long does roof cleaning last in Central NC?

In the Piedmont Triad area (Greensboro, Burlington, Durham, and surrounding towns), roof soft washing results typically last 3-5 years. Roofs with more shade exposure may see algae return in 2-3 years, while roofs with good sun exposure can stay clean for 5+ years. We provide honest assessments for each roof based on its specific conditions.
